Overlooking the old orchard and paddocks, this is a 5 bedroom south facing stone farmhouse in excellent condition comprising large lounge with wood burner and UK TV, large kitchen with wood burner and large playroom/additional lounge or bedroom leading off. Upstairs are 5 good sized bedrooms, one with en-suite shower and toilet and a family bathroom with bath.
There are double glazed PVC windows throughout. It sleeps up to 10 people – large rental properties of this quality are in short supply and so it is very popular with small groups, extended families or two families sharing – peak weeks are booked a year or more in advance and command a high price. The farmhouse is the original house so therefore is very appealing to visitors being very traditional with features and bags of character.
A recent high quality, 3 bedroom stunning extension to the main farmhouse comprising 50 Sqm lounge with wood burner, UK TV and patio doors leading on to private patio with breath taking views across the valley plus a well-equipped 30 sqm kitchen/diner, downstairs toilet and porch.
Upstairs are two large en-suite bedrooms and smaller third bedroom which could easily be enlarged. The master bedroom enjoys the same breath-taking views through large patio doors which could open onto an amazing veranda should you wish to install one. There is PVC double glazing throughout.
Flexibility – Should you wish, you could easily make the Farmhouse your main home and rent out the Owners’ House.
Close to the farmhouse there is a substantial stables/workshop plus adjoining oak framed hay barn with power and water. The hay barn has recently been restored with new floor and support timbers and stairs leading up to the hay loft/viewing /storage area with commanding views across the countryside through the open gable end.
Planning permission exists for the conversion of the stables and hay loft into an impressive 2 or 3 bedroom gite which would then give a further income.
To the right of the stable is a useful stone woodshed/animal house/and there is also a stone single garage with light and power.
We spent more than 18 months searching across Normandy and Brittany for the perfect property in terms of location, land, size and earning potential before we made our decision and feel confident it will be hard to beat in terms of accommodation, grounds, location, price, income and future potential and of course the wonderful quality of life it will give its new owners.
Set in a beautiful, interesting and accessible area of Calvados, Lower Normandy in a rural location between the small market towns of Sourdeval and the more substantial town of Vire.
The property is approached via a private ‘no-through’ lane which is shared only by our two unobtrusive neighbours. We have lovely French neighbours who keep an eye on the place when we are not there – ideal security for owners who may want to ‘lock up and leave’ for extended periods. The local boulangerie is a few minutes by car – Sourdeval is less than 10 minutes and Vire about 15 minutes.
There are many English people living in the area and there is a friendly and active ‘ex-pat scene’ so we found it easy to make friends and integrate into the community – Visit normandy.angloinfo.com for more information – it’s a great site and invaluable resource for people moving to Normandy.
Another major plus is quick and easy access to and from the UK – vital for both visitors and owners alike. With minimal stops, you can reach Calais in four hours and the main ferry ports (Caen, Cherbourg) are between an hour and two hours away depending on which is chosen.
In addition, Caen Airport is less than an hour away and offers cheap flights via Flybe to London Southend Airport throughout most of the year. Alternatively, take the train from Vire directly to Paris (Montparnasse station) and then pick up the Eurostar to Ashford or London St Pancras.
The land comprises of over three acres of good quality land made up of lawns, pasture and cider apple orchards plus vegetable garden and a private owners’ garden with raised beds, poly-tunnel and fruit bushes. The land is surrounded by open fields and farms for miles around.
We liked the interesting layout of the land which surrounds the buildings on all sides and can all be seen from the properties rather than having one big boring lump of land tucked in a corner which you can’t see! This is particularly popular with our guests who enjoy watching their children playing and our ponies grazing.
One of the key reasons we chose this particular property was its unbeatable location in terms of things to see and do for both owners and visitors alike, and this is one of the key reasons for our success.
A short walk down the lane takes you to a fantastic trout fishery, less than 10 minutes by car is Lake Dathee with its safe sandy beach for sailing, windsurfing, swimming, fishing, cycle trail and stunning golf course.
Just over 15 minutes in the other direction is St Sever Forest for walking, biking, lake fishing, mushrooming and a fantastic ‘Go Ape’ style woodland adventure trail. We are surrounded by safe footpaths and quiet lanes plus wonderful horse riding paths, trails and fields on our doorstep.
Firstly a word to the wise … In your search for your ideal property, you’ll come across literally thousands but many will use ‘weasel words’ like ‘potential’, ‘could’, ‘possibly’ or ‘may’ when describing the business/rental opportunity. We know from 18 months’ searching and experience of fruitless viewings of dozens of properties that when you get there, they are often not as described, there’s little or no income and/or there’s something horrendously wrong with the property or the surrounding area.
Let us assure you that this is an honest, solid, well established and proven opportunity offering a superb lifestyle in a beautiful location, with a substantial verifiable income and positively no ‘gremlins’. In addition, for those that want to develop the opportunity further there are ample opportunities to do so. We have detailed records of bookings over the years and these will be made available to bona-fide enquirers.
Most of our income comes through conventional family holiday rentals from British and Dutch visitors. In addition, we offer ‘Sejours Linguistique’ in our own house where French students spend a week or more with us improving their English. This is a lucrative, fun and enjoyable sideline and any new owner would be able to continue with this should they so wish.
The opportunity makes a substantial income that supports our modest lifestyle with potential to do more if required. In the five years we have owned the property, income has increased year on year – and already 2017 is turning out to be yet another record season.
Full details and proof of income will be supplied to bona-fide enquirers following their viewing, together with detailed discussions regarding further income development potential.
- Convert stables and hay barn into gite or use as owners’ accommodation and rent out owners’ house and the farmhouse – we turn away many potential bookings each year!
- Reconfigure farmhouse and owners house to create additional letting unit
- Open for Xmas and New Year bookings – we get several enquiries for this high value period each year but turn them away
- Long term winter rental of the farmhouse
- More ‘Sejours Linguistique’ as there is the demand
- Join Gites de France and market to the huge French market – currently we prefer not to do this for various reasons but we do receive a large number of enquiries from the French especially for long weekends throughout the year. Also to promote the property more to the US market as they are particularly interested in this part of France
- Increase prices
- Out of season, offer short breaks and even Bed & Breakfast in the farmhouse
After the sale we will remain in the area for some time and we will give the new owners all the help and support they need to run this very simple and enjoyable lifestyle business.
