Additional Buildings

Close to the farmhouse there is a substantial stables/workshop plus adjoining oak framed hay barn with power and water. The hay barn has recently been restored with new floor and support timbers and stairs leading up to the hay loft/viewing /storage area with commanding views across the countryside through the open gable end.

Planning permission exists for the conversion of the stables and hay loft into an impressive 2 or 3 bedroom gite which would then give a further income.

To the right of the stable is a useful stone woodshed/animal house/and there is also a stone single garage with light and power.

We spent more than 18 months searching across Normandy and Brittany for the perfect property in terms of location, land, size and earning potential before we made our decision and feel confident it will be hard to beat in terms of accommodation, grounds, location, price, income and future potential and of course the wonderful quality of life it will give its new owners.

The Location

Set in a beautiful, interesting and accessible area of Calvados, Lower Normandy in a rural location between the small market towns of Sourdeval and the more substantial town of Vire.

The property is approached via a private ‘no-through’ lane which is shared only by our two unobtrusive neighbours. We have lovely French neighbours who keep an eye on the place when we are not there – ideal security for owners who may want to ‘lock up and leave’ for extended periods. The local boulangerie is a few minutes by car – Sourdeval is less than 10 minutes and Vire about 15 minutes.

There are many English people living in the area and there is a friendly and active ‘ex-pat scene’ so we found it easy to make friends and integrate into the community – Visit normandy.angloinfo.com for more information – it’s a great site and invaluable resource for people moving to Normandy.

Easy Access

Another major plus is quick and easy access to and from the UK – vital for both visitors and owners alike. With minimal stops, you can reach Calais in four hours and the main ferry ports (Caen, Cherbourg) are between an hour and two hours away depending on which is chosen.

In addition, Caen Airport is less than an hour away and offers cheap flights via Flybe to London Southend Airport throughout most of the year. Alternatively, take the train from Vire directly to Paris (Montparnasse station) and then pick up the Eurostar to Ashford or London St Pancras.

The Grounds

The land comprises of over three acres of good quality land made up of lawns, pasture and cider apple orchards plus vegetable garden and a private owners’ garden with raised beds, poly-tunnel and fruit bushes. The land is surrounded by open fields and farms for miles around.

We liked the interesting layout of the land which surrounds the buildings on all sides and can all be seen from the properties rather than having one big boring lump of land tucked in a corner which you can’t see! This is particularly popular with our guests who enjoy watching their children playing and our ponies grazing.

Local Area

One of the key reasons we chose this particular property was its unbeatable location in terms of things to see and do for both owners and visitors alike, and this is one of the key reasons for our success.

A short walk down the lane takes you to a fantastic trout fishery, less than 10 minutes by car is Lake Dathee with its safe sandy beach for sailing, windsurfing, swimming, fishing, cycle trail and stunning golf course.

Just over 15 minutes in the other direction is St Sever Forest for walking, biking, lake fishing, mushrooming and a fantastic ‘Go Ape’ style woodland adventure trail. We are surrounded by safe footpaths and quiet lanes plus wonderful horse riding paths, trails and fields on our doorstep.

Further Afield

We are under an hour from Mont St Michel and Bayeux, just over an hour from the D-Day Normandy Landing beaches, close to Zoos and family attractions plus our visitor’s favourite day out – the amazing bungee jumping, luge and woodland adventures at The Gorge de Souleuvre is about 30 minutes away.

The Opportunity

Firstly a word to the wise In your search for your ideal property, you’ll come across literally thousands but many will use ‘weasel words’ like ‘potential’, ‘could’, ‘possibly’ or ‘may’ when describing the business/rental opportunity.
